1. Discovery Call

The goal of this call is to help us understand your objectives, style, timeline, and priorities.
You will be provided with a comprehensive overview of our company, giving you a detailed understanding of what it’s like to partner with us.  This includes an insight into our processes, client experience, and how we bring your vision to life.  This will help you decide if we are the right fit for your project.

2. On-site Consultation

The next step is where we will schedule to meet you, or your architect on your property. At this meeting we will give you professional insights, based on the site evaluation. Here we will be able to advise you on the feasibility of your project, alert you of any possible complications, planning and permissions to be aware of.

By the end of this session, we’ll be able to provide a preliminary price range for your project, directly relevant to your design aspirations and on site findings. 

We charge CHF 300-500 (relevant to size) for this service, and it is a fee we credit you forwards if you move forwards to Pre-Construction Planning.

3. Pre-Construction Planning

This is where your vision becomes a tangible, cost-defined, and build-ready project.
During the pre-construction phase, we translate concept into clarity — aligning design intent, budget, and construction feasibility before any work begins.

Whether you’re working with your own architect or interior designer, or prefer to collaborate with one of our trusted design partners, this stage ensures every element is coordinated, realistic, and ready for execution.

What This Phase Includes

  • Detailed Scope & Cost Planning:
    We perform a complete analysis of your design and specifications to prepare accurate, itemized budgets for all labour and materials — ensuring they align with your target investment and desired level of finish.

  • Permitting & Administrative Support:
    We advise on the necessary planning permissions and local authority requirements, assisting with documentation and preparation for permit submissions when applicable.

  • Timeline Forecasting:
    Once your design and selections are defined, we’ll provide an accurate project schedule so you can plan with confidence.

  • Intellectual Property & Ownership of Design Documents:
    This stage includes the creation and coordination of drawings, specifications, and selections that represent the intellectual property of the design professional(s) involved (if design services are required). Upon payment, all these documents become the client’s property — allowing you to proceed with your project freely, whether with Collet Homes or another contractor of your choice.

    Investment

    The cost for this Pre-Construction Planning phase typically ranges between CHF 3,000 – 8,000, depending on project size, design and complexity.
    This fee covers:

    • Architectural and design coordination

    • Material and fixture specification

    • Permit preparation and technical documentation

    • Complete cost analysis and construction proposal

At the end of this phase, you’ll receive a comprehensive written proposal outlining:

  • All labour and material details

  • The complete project budget

  • The proposed construction timeline

  • Drawings and documents suitable for permit or bank loan applications

This package provides you with total clarity and flexibility — the foundation for an organized, stress-free build.

For Architects & Design Professionals

For those collaborating with us in a professional capacity, we provide detailed, formatted bids based directly on your plans and specifications, ensuring precision and alignment with your client’s expectations.

4. Construction Agreement

With the design refined and every detail defined, your project moves from planning to execution through a transparent Construction Agreement.
This is where vision becomes reality — supported by a clearly structured contract and full visibility at every step.

Our agreement includes:

  • A fixed or milestone-based price structure, outlining payment stages tied to measurable progress.

  • Confirmed start and completion dates, based on the verified construction schedule.

  • A comprehensive scope of works, detailing inclusions, finishes, warranties, and quality standards.

  • Site management and communication protocols, ensuring you always know who is on site, what’s next, and how progress is tracked.

As part of this stage, you’ll receive exclusive access to our secure online client portal — your personalized dashboard for all project information.
Inside, you can review documents, track milestones, view progress photos, approve change orders, and communicate directly with our team and your design professionals.
It keeps everything organized, transparent, and available to you 24/7, wherever you are.

Before work begins, we conduct a final review with you (and your architect or designer, if applicable) to confirm every selection, specification, and timeline.
Once signed, materials are ordered, logistics are scheduled, and construction officially begins — on time and with total clarity.

This agreement transforms months of preparation into confident action — supported by structure, transparency, and complete project oversight through your client portal.
